Non-compliant documents pay both the base fee and the non-standard surcharge. Effective January 1, 2026, documents that modify a restrictive covenant record at no cost anywhere in Cook County.

Transfer Tax and PTAX-203 Requirements

Most Oak Lawn property transfers require a Real Estate Transfer Declaration. The PTAX-203 form is filed with the deed at the time of recording. The state real estate transfer tax is $0.50 per $500 of the purchase price. Cook County charges $0.25 per $500. Both are due at recording.

The PTAX-203 must be filed through the Illinois MyDec portal at https://mytax.illinois.gov/MyDec/ before recording day. MyDec produces a confirmation number when the form is complete.
